DIY Alarm Kits vs a Professionally Installed System
Self-install kits are better than installers like to admit, and worse than the box implies. Here is where the line actually falls, from someone who gets called out when a DIY system has stopped doing its job.
The short answer
- A DIY kit is a reasonable choice for a rental, a small flat, or a single question you want answered.
- The hardware is rarely the problem. Placement, tuning and what happens on a trigger are.
- Most DIY systems we are called to have too few detectors, in the wrong places, and get disarmed because of false alarms.
- Professional monitoring generally needs a professionally installed system, and insurers usually ask who fitted it.
- Ajax is the same hardware either way – what you buy from an installer is the design, the commissioning and someone accountable for it.
What the kits get right
It is worth being fair about this, because the dismissive version of this article is wrong. Modern self-install alarm kits are genuinely capable. The radios are reliable, the apps are good, the batteries last, and putting one up is within reach of anyone comfortable with a drill.
If you are renting, a wireless kit you can take with you makes obvious sense. If you want to know when the back door opens while you are away for a weekend, a kit does that. If the budget is a few hundred dollars rather than a few thousand, a kit is unambiguously better than nothing, and we will say so.
So the question is not whether DIY works. It is what happens at the edges – and alarms are all edges.
Where they quietly fall down
Detector count and placement
Kits are sold as a box: a hub, two door contacts, a motion sensor. That is not a system, it is a starting point, and most people never add to it. The result is a house with the front door covered and three other ways in that nobody thought about, including the one an intruder would actually use.
Placement compounds it. A motion detector opposite a window in afternoon sun, or above a heat pump, or covering a hallway a cat uses, will produce false alarms – and a system that cries wolf gets switched off. We cover the specifics of that in whether pets set off an alarm.
Nothing tunes itself
A commissioned system has sensitivity set per detector, entry and exit delays that match how you actually leave the house, and zones that let you arm the perimeter overnight while people move around inside. Out of the box, everything is on a default. Defaults are what generate the 3am false alarm that leads to the system never being armed again.
What happens when it triggers
This is the real gap. A DIY system sends you a notification. If your phone is on silent, in a cinema, or in another timezone, that is the end of the chain. A monitored system escalates to a control room where somebody is awake and paid to act – which is a different product entirely, covered in whether monitoring is worth paying for.
The bits nobody checks
- Signal margin. A detector that works today at the edge of range fails in winter when the door it is on is shut and the house is damp. Installers check margin, not just connection.
- Backup path. If the alarm only reports over your WiFi, cutting the internet cuts the alarm. Cellular failover is standard on a professional install and often absent or unconfigured on a DIY one.
- Tamper and supervision. Whether the system tells you a detector has gone quiet or had its cover removed – and whether anyone set that up.
- Battery ends. Every device reports a low battery. Somebody has to be reading it.
Same hardware, different outcome

That last row matters more than people expect. Insurers commonly ask whether an alarm is professionally installed and monitored, and some commercial policies require it outright. It is worth a call to your insurer before deciding, because the discount sometimes covers a meaningful share of the difference.
So which should you buy?
Genuinely, it depends, and here is the version we would give you standing in your hallway.
- Buy a kit if you rent, if you want one specific thing watched, if the property is small and simple, or if the alternative is no alarm at all.
- Get it installed if you own the place, if there are more than about three ways in, if you want monitoring, if you travel, or if there is anything on site you would struggle to replace.
- Get it installed if you have already tried a kit and stopped arming it. That is the most common reason people call us, and the problem is almost never the hardware.
A middle path that works well. Buy the hub and core devices, have us design the layout and commission it properly, and add detectors yourself later as budget allows.

Common questions
Are DIY alarm systems any good?
The hardware usually is. What is missing is the design – how many detectors, where they go, how they are tuned, and what happens when one triggers while your phone is on silent. For a rental or a small flat a kit is a sensible buy.
Can I install an Ajax alarm myself?
Physically, yes – it is wireless and the app walks you through pairing. The parts that benefit from experience are working out the detector count and placement for your property, tuning sensitivity, and setting up cellular failover.
Will insurance accept a DIY alarm?
Sometimes, but many insurers ask whether the system was professionally installed and monitored, and some commercial policies require it. Worth checking with your insurer first, because the premium difference can offset a good part of the install cost.
Can a DIY alarm be professionally monitored?
Usually not directly. Monitoring bureaus need a system they can verify and a documented response plan. In most cases an existing wireless kit can be re-commissioned rather than replaced, so it is worth asking before buying anything new.
Why do people stop using their DIY alarm?
False alarms, almost always. A detector in the wrong place or on a default sensitivity setting triggers on sun, heat or a pet, and after a few 3am incidents the system stops getting armed. Tuning is what prevents that.
Is it worth upgrading a DIY system rather than replacing it?
Often, yes. If the hub is a current model the usual fix is adding detectors, moving two or three, and commissioning it properly. We would rather do that than sell you a system you already partly own.
